Bukit Sembawang Unveils 8@BT, Prices Starting from S$2,530 PSF

Bukit Sembawang Estates is gearing up for the preview of its highly anticipated Upper Bukit Timah project, 8@BT, set to kick off this Saturday, September 7th. Prices start from a competitive S$2,530 per square foot (psf), making it an attractive option for potential buyers.

With 158 units in total, 8@BT offers a diverse range of layouts, including a strong mix of one- and two-bedroom units, which make up roughly half of the development. The location is part of an established residential enclave near Bukit Timah Nature Reserve, providing a serene yet connected living experience. In fact, the area has seen strong interest from buyers. Watten House and Pinetree Hill, for instance, are also in high demand, demonstrating the appeal of this part of Singapore.

Nearby projects like Far East Organization’s The Reserve Residences saw a stellar response earlier this year, selling 520 out of 635 units at launch in May at an average price of S$2,460 psf. The Linq@Beauty World, another project in the vicinity, sold 96 per cent of its units at launch in 2020, with prices ranging between S$2,150 and S$2,200 psf.

Looking at broader market trends, recent suburban launches have performed well too. SingHaiyi’s Sora in Jurong and Hong Leong Holdings’ Kassia in Tampines both recorded strong initial sales, with median prices around S$2,152 psf and S$2,049 psf, respectively.

As the market picks up after the Chinese Hungry Ghost Month, there’s a surge of new condo launches. Sales booking for 8@BT will begin on September 21, and the project is expected to receive its Temporary Occupation Permit (TOP) by the fourth quarter of 2027.
