1. Know your TDSR before you go
The Total Debt Servicing Ratio (TDSR) caps your monthly debt obligations at 55% of gross monthly income. Knowing your TDSR limit before attending the showflat helps you focus on unit types within your financing range rather than being drawn to units beyond your comfortable budget.
2. Clarify your ABSD position
If this is not your first residential property, understand your ABSD liability before attending. For Singapore Citizens buying a second property, ABSD is 20% of purchase price — a significant additional cost that affects your overall budget.
3. Decide on your unit priority criteria
Before attending, decide what matters most to you — floor level, stack orientation, proximity to facilities, bedroom count or absolute price. Having clear priorities helps you make faster decisions on launch day when popular units sell quickly.
4. Bring identification
NRIC for Singapore Citizens and PRs, or passport for foreigners. The developer’s sales team will need to verify your identity for balloting and pricing purposes.
